1. How can I book the studio? What's the application process like?

Booking our studio is straightforward and fully online:
1. Complete the application form. We’ll promptly reach out at your convenience. We’ll guide you through the process and answering any questions you might have.
2. Sign your digital lease and confirm with the payment of the deposit.
3. We make the process seamless and hassle-free, ensuring a smooth transition into your new living space.

2. What documents are required for booking the studio?

During the application process, we’ll request specific documents to complete a background check. These typically include a government ID, bank statements, proof of employment or student status, tax returns, and possibly a personal guarantor.Once you upload the required documents, we’ll review them promptly.Upon approval, you’ll receive a digital lease agreement to sign electronically and an online invoice for your upfront payments. After signing the digital lease and paying the deposit and first month’s rent, you’ll receive the badge and keys. Welcome to your studio in Brussels!

3. Can I visit the studio?

We try to accommodate visits whenever possible, especially when the studio is vacant. However, we aim to respect the privacy of our short-term tenants, so visits can be limited. Our team is always available to help you determine if our studio is the right fit for you. Feel free to reach out and explore our virtual tours for a detailed look at the studio.

4. Is there a minimum rental period?

Yes, the minimum rental period is 3 months, as required by Belgian law.However, if you’re interested in a shorter stay, feel free to reach out to us. We’re very flexible and will do our best to create a customized contract that suits your needs.

5. Can I choose my contract end date?

You can choose your contract end date, and you’ll only pay for the days you select, not the entire month. It’s very flexible.

6. Is there private parking available ?

Private parking is not available within the residence. However, several nearby public and private parking garages can accommodate your parking needs.

7. Can I store a bike in the residence ?

Yes, there is a dedicated space in the basement of the residence where you can store your bike.

8. Can I change the decoration in my studio ?

Your studio is your personal space, and it's important that you feel comfortable there. You're welcome to customize the decoration to your liking. Just remember that before you move out, you'll need to restore the studio to its original condition.

9. Can more than one person live in the studio ?

Although we typically recommend the studio for single occupancy, it can accommodate two people and features a queen-sized bed. Please be aware that there is an additional charge of €150 per month for two occupants.

10. Can I have guests stay over?

Certainly! Since this is your studio, you are welcome to have guests. However, please adhere to the building's rules regarding the maximum duration of guest stays. As with any residential setting, your guests should be respectful and follow the building's guidelines. Remember, you are responsible for their behavior, so it’s important to choose your friends thoughtfully.

11. Are pets/animals allowed?

Pets/animals are not permitted in the residence.

12. May I smoke in my studio?

Smoking is prohibited in the residence. However, you are allowed to smoke in the patio.

13. Is there a laundry room?

There isn’t a laundry room on-site, but the neighborhood has several laundromats available.

14. How do I report maintenance issues?

You can report maintenance problems via e-mail. Our team will address the issue within 48 hours.

15. Am I responsible for any utilities?

No, you’re not! We aim to make things as smooth as possible, so water, electricity, gas, trash, heating, and high-speed internet are all included in your monthly rate.

16. Is there air conditioning in the studio?

The studio does not have air conditioning. However, the building is designed with high energy performance standards, ensuring a comfortable indoor climate for most of the year.

17. Is there ventilation in the studio?

Yes, the residence is equipped with a ventilation system to ensure good air quality and comfort.

18. What is included in your monthly rent?

The all-inclusive monthly rent includes:
1. Fully furnished and equipped studio with flexible conditions
2. Utilities: water, heating, gas/electricity, insurance
3. High Speed Internet
4. Weekly cleaning of common areas
5. Amenities of the building including communal kitchen at each floor and dedicated bike storage
6. Smart TV with Chromecast
7. A full digital experience via our website to manage all the aspects of your rent

19. How and when should I pay my rent?

Rent is due on the first of each month. Payments made after the 5th will be considered late, and a late fee will be applied. For details on late fees, please refer to your rental agreement. We advice to pay via direct debit or bank transfer.

20. What is the amount of the deposit?

The deposit is equivalent to 1 month rent for leases of less than 6 months.
The deposit is equivalent to 2 months rent for leases longer than 6 months.
The deposit is due within 48 hours from signing the lease contract to reserve the studio. It will be given back within 1 month after moving out, upon previous check that all is in order in your studio.

21. Can I get a quote for the total rent amount?

Yes, we have created a small online calculator that you can access freely. It allows you to input your contract start and end dates, and you can also see the impact of extending or reducing the rental period.Access to our Rent Simulator

22. Can I pay the full amount of my stay in advance ?

Yes, absolutely. If you choose to pay the entire amount upfront, the application process is simplified. However, you will still need to pay the security deposit.

23. I paid the entire rental amount upfront. Will I be refunded if I leave early?

Yes, you will be refunded. If you leave early, a two-month notice is required. You will be refunded any excess amount paid after deducting the rent for the actual stay and the remaining notice period if you leave within this period.Please be aware that if the lease is reduced to less than 6 months, the short-term fee will apply to the entire stay.The refund will be processed within one month after adjusting the rent, and the security deposit will be returned within one month after the condition of the property is checked.

24. How much in advance should I communicate my move out?

You can move out with a 2 months notice.

25. May I register my studio address as my domicile?

Sure, according to the Belgian law, it’s mandatory to register your address as your domicile.

26. What does the insurance included in my contract cover?

The building is covered by a global insurance that includes protection against fire and water damage. However, theft is not covered under this policy.We are very flexible, please contact us if you wish to add theft coverage to your monthly rent.

27. How is the inventory process organized upon arrival?

When you arrive, you'll receive a digital inventory form to fill out and return within 24 hours. This form, which includes your comments and photos, will serve as a reference for your departure.

28. What happens with the inventory at the time of departure?

At move-out, any damage to the studio will be assessed, and the cost of repairs will be deducted from your deposit. We will review and discuss any charges with you before finalizing them.
